
When you work with a Realtor, the agent usually gets 3% of the purchase price as their pay. I want to pay you up to half* of my paycheck.
What’s the catch? Simple. You’re paying a Realtor for their time. They search the MLS, find homes you may like, and drive and show the homes to you. Once you find a home you put in an offer and close the deal.
With everyone having access to online resources, you can do this same research on your own. You can search the MLS right on this site. You can visit homes during open houses. When you find the home you like, I’ll write up the offer. If the sellers accept your offer, I’ll walk you through the closing process till we close escrow and you get the keys to your new home. By doing your own research, I’ll pay you up to half* of my commission. It’s that simple.
You may ask, “ Well is the neighborhood a good one?” A Realtor can’t ethically answer that. All Realtors must follow a strict ethical standard that is a part of becoming a licensed Realtor. They’ll refer you to online sources like the local police department.
“What about school scores?” Again, this can be found online.
“How much would I get if I work with you?” That depends on the purchase price of the home and the commission rate. Nine times out of ten it’s a standard 3%. If we use an average priced home of $250,000.00 that comes out to $7,500.00 Half of that is $3,750.00, the amount you’d get after we close your home purchase.
“You pay me half your commission at the close of escrow?” On most occasions, the money I pay you will go towards your closing costs and prepaids (taxes, insurance, HOA, etc.). This will reduce the amount you’ll need to pay if any. If there’s an amount left over, you’ll receive it within 10 days of the close of escrow.
